  • The following requirements are our rule of thumb for determining if you qualify to apply to purchase a CLT home:

  • Attend an orientation session. This is where you can find out more information about how the CLT works, the buyer process, and get answers to any questions you may have.

  • CLT Ownership provides:

    • Greater likelihood of attaining and sustaining homeownership

    • Builds wealth among lower income households

    • Ensure public investments in housing goes further and does more

    • Builds Stronger, safer, and high-quality neighborhoods

    • Contributes to greater educational and job attainment

    • Read more about how CLTs have made a difference

  • A Resale formula is how we calculate how much a CLT home may be sold for in the future.

    When you buy a CLT home, in exchange for a lower mortgage price than the appraised value, you agree to sell it for a formula price and to another income-qualified buyer. At the BIHCLT, we use a 25% Appraisal based Resale Formula.


    This means, when you go to sell your CLT home in the future, you are able to keep 25% of any appreciation in value your home earned while you lived there, plus any downpayment and money paid on your mortgage.

    This formula helps us keep the home affordable for generations to come.

  • We price our Community Land Trust Homes so that buyers in our target Area Median Income ranges should be spending no more than 30% of their income on housing costs per month.

  • BIHCLT home buyers must meet our income guidelines up to closing. After you close on a BIHCLT home you no longer need to meet our income guidelines.


  • Who Will Pay the Property Taxes?

    BIHCLT homeowners pay all taxes and assessments associated with their property.

  • All persons who will live in the home at the time of closing are included when determining the household size. For example, a married couple and their child would be considered a three-person household. Another example of a three-person household would be two adult children living with their aging parent.

  • Our first homes will become available in early 2026! Homes will be listed on our site as they are made available in the trust.
